Garrya Residences is a Banyan Group Residences development within Laguna Phuket, on the island's west coast in the Bang Tao area, Amphoe Thalang. The developer states it sits footsteps from Bang Tao Beach, inside the gated golf-and-spa resort perimeter of Laguna. Completion is set for the fourth quarter of 2028.

The dominant format is the two-bedroom, but its size range is wide — from 113 to 239 m², nearly double. The one-bedroom is fixed at 57 m² with no spread at all, and the single three-bedroom, at 316 m², is only modestly larger than many of the two-bedrooms here. There is no single "typical" size in this building: the choice is between size classes, not between similar variants.

If you are going to live here

Some penthouses, per the developer, come with a private rooftop pool; the grounds include a jungle pool, a reflection pond, and dedicated wellness and spa zones. A mini-mart is a hundred metres away, and Tesco Lotus, Villa Market, Park Mall and the Tops Food Hall are 1.2 to 1.4 km off. This is resort living inside Laguna, not a residential suburb: daily life is built around the resort, not around a school or clinic next door.

Banyan Group offers professional management options, by the developer's own statement — a decisive fact for a letting buyer, since it removes the need to find an operator yourself. The size range, from a 57 m² one-bedroom to a 316 m² rooftop-pool penthouse, covers different letting strategies, but which one applies depends on which end of that range you buy into: a compact unit for guest stays, or a large one for a well-off long-term tenant.

If you are holding for capital growth

Completion is not due until the end of 2028, so most of the construction-stage gain still lies ahead, unlike projects already nearing handover. At the same time, this is not an emerging district but an established resort cluster, Laguna, on the west coast: demand here is already shaped by Banyan Group's own developments and its neighbours, not just by promised future infrastructure.
