Larimar Vista is a villa development by Athena Developer on the shore of Chalong Lake, Phuket. Banchalong School and Bukit Elephant Park sit 1.2 km away, and Square clinic 1.3 km. Handover is planned for the first quarter of 2028, and the project is still under construction. The grounds include a clubhouse with a spa, sauna and gym, a lobby and a smart-home system.

Villas here come in just two formats, both large. Four-bedroom villas run 424.9 to 479.1 m², a spread of just over fifty metres. Five-bedroom villas are fixed at 662.7 m² — more than 180 m² above the largest four-bedroom, with no smooth step between the two. There's no compact housing at all: the choice here isn't about square metres so much as whether you're ready to jump straight into a different size bracket.

If you are going to live here

Chalong Lake is a quiet, non-touristy part of the island: Tiger Muay Thai is close for training, Tops daily, Super Cheap and FamilyMart cover everyday shopping, and the developer says Kata and Nai Harn beaches are an easy drive. The flexible rooms in each villa can be set up as an office, a media lounge or a wellness space — the layout isn't locked to one function. Handover isn't until 2028, so no one can move in before then.

If you are buying to let

A villa format of 425 to 663 m² isn't about nightly letting of studios — it's a long tenancy for a family or group that wants the whole house. There's no rental product before handover: letting can only begin from the first quarter of 2028 at the earliest. A clubhouse with a spa and gym is an argument for a long-term tenant who values on-site infrastructure rather than a beachfront promenade at the door.

If you are holding for capital growth

The handover, set for the first quarter of 2028, is still a long way off — most of the construction-stage gain lies ahead rather than behind. Chalong is an established residential area built around its lake, appealing to families and long-stay residents; a small, closed supply of exclusively large-format villas holds liquidity better than mass development, but realising that gain will also take longer than in a project with a nearer handover.
